Gate Repair Services in the Bay Area
Swing gates, slide gates, motors, sensors, and access control systems — diagnosed and repaired by experienced technicians. Same-day service available across the Bay Area.
Gates are often the first line of defense for your property. Whether you have a wrought-iron swing gate at the end of your driveway or a heavy-duty slide gate at a commercial parking lot, a malfunctioning gate creates real problems — from security risks to vehicles stuck on the wrong side. At Integrity Garage Doors & Gates, we have been repairing residential and commercial gates across the San Francisco Bay Area since 2009. Our technicians carry the parts, tools, and training to diagnose and fix gate problems on the first visit, so you can get back to normal as quickly as possible.
Types of Gates We Repair
Every gate design has its own mechanics, failure points, and repair requirements. We work on all of them.
Swing Gates (Single and Dual Arm)
Swing gates are the most common style on residential driveways in the Bay Area. A single-leaf swing gate uses one panel that pivots from a hinge post, while dual-arm configurations split the opening into two panels that swing inward or outward. Common problems include worn hinge bearings that cause the gate to sag and scrape, failed hydraulic or electromechanical arm operators, and bent gate panels from vehicle impact. We rebuild or replace arm operators, reinforce hinge posts, straighten panels, and weld cracked frames. If the gate has sagged far enough that it binds on the ground, we re-level it and install proper support to prevent the problem from coming back.
Slide and Rolling Gates
Slide gates run on a track mounted at ground level. A motor-driven chain or belt pulls the gate panel along the track to open and close. These gates are popular on commercial properties and hillside homes where a swing gate would obstruct the driveway slope. The most common issues we see are worn V-groove or U-groove rollers, debris buildup in the track, chain tension loss, bent or misaligned track, and failed drive motors. We replace rollers, clean and realign tracks, adjust chain tension, and swap out operators when a motor reaches the end of its service life.
Cantilever Gates
Cantilever gates operate without a ground track. The gate panel is suspended from upper and lower roller assemblies mounted on a stationary post, which allows it to glide across the opening without touching the pavement. This design is ideal for properties with uneven driveways or where a ground track would interfere with vehicle traffic. Because the gate hangs from the rollers, worn or seized bearings create more obvious symptoms — grinding, wobbling, and eventually the gate panel dropping out of alignment. We replace cantilever rollers, adjust the counterbalance weight, and recalibrate the operator to match the gate's true travel distance.
Common Gate Problems
Gate issues tend to fall into a handful of categories. Here is what we encounter most often and how we handle each one.
Motor and Operator Failure
Gate motors have a finite lifespan, usually somewhere between 10 and 20 years depending on usage and environmental exposure. When a motor fails, the gate will either stop responding entirely or move partway and stall. We test the motor windings, control board, capacitor, and limit switches to determine whether a component-level repair is viable or if the entire operator needs to be replaced. In most cases, we can have a new operator installed and programmed within a few hours.
Sensor Misalignment
Photo-eye sensors are safety devices that prevent the gate from closing on a vehicle, person, or obstacle. Over time, the mounting brackets can shift from vibration, or the sensor lenses can get obscured by dirt, spiderwebs, or moisture. When sensors are misaligned, the gate may refuse to close, reverse mid-travel, or behave erratically. We realign the photo eyes, clean the lenses, and test the obstruction-detection cycle to make sure the safety system is working correctly.
Remote and Receiver Issues
If your gate remote stops working, the issue might be as simple as a dead battery or as involved as a failed receiver board inside the operator. We troubleshoot remotes, program new transmitters, and replace receiver modules. If your system uses a rolling-code protocol, we make sure the new transmitter is synced correctly so unauthorized remotes cannot open your gate.
Sagging and Binding
Gravity is constant, and gates are heavy. Over time, hinge pins wear, post foundations shift, and roller assemblies degrade. The result is a gate that drags, binds, or refuses to latch properly. We address the root cause — whether that means replacing hinge hardware, shimming or reinforcing a post, or installing new rollers — rather than just forcing the gate back into position temporarily.
Rust and Corrosion Damage
The Bay Area's marine climate accelerates rust, especially on steel and wrought-iron gates near the coast. Surface rust is cosmetic, but deep corrosion compromises structural integrity. We grind out rust, weld in new material where needed, and apply primer and paint to protect the repair. If a panel section is too far gone, we fabricate a replacement piece to match the original design.
Chain, Belt, and Gear Wear
Slide gate operators use a chain or belt to move the gate panel along the track. That chain stretches over time, and the drive gear inside the motor housing wears down. Symptoms include the gate slipping, moving slowly, or stopping short of its fully open or closed position. We replace chains, belts, and drive gears, then reset the travel limits so the gate reaches its end stops consistently.
Gate Motor and Operator Brands We Service
Our technicians are factory-trained or field-experienced on every major gate operator brand sold in California. Here are the manufacturers we work with most often:
- DoorKing (DKS) — A California-based manufacturer known for durable commercial-grade slide and swing gate operators. We service the 6300, 6400, and 9500 series and carry replacement boards and gears.
- LiftMaster — The commercial and residential line from Chamberlain Group. LiftMaster operators are widely installed across Bay Area homes and HOA communities. We service all current and legacy models including the CSL24U, RSL12U, and LA400 swing gate operators.
- Viking Access Systems — Popular for mid-range residential applications. Viking operators offer reliable performance and are straightforward to service. We carry replacement control boards and commonly needed hardware.
- FAAC — An Italian manufacturer with a strong presence in commercial and high-end residential applications. FAAC hydraulic operators are known for smooth, quiet operation. We service the 400, 402, and 770 series and source genuine FAAC replacement parts.
- Linear (Nortek) — A cost-effective option for residential swing and slide gates. Linear operators are reliable but can be prone to board failure after extended service. We stock replacement boards and can typically complete a repair same day.
If your operator brand is not listed here, do not worry — we have worked on virtually every make and model sold in the U.S. market. Call us with the model number and we will let you know what is involved.
Access Control Systems
A gate is only as useful as the system that controls who gets through. We install, repair, and upgrade every type of gate access control technology.
Keypads and PIN Entry
Hardwired and wireless keypads allow residents and authorized visitors to open the gate with a numeric code. We install new keypads, reprogram existing units, and replace keypads that have been damaged by weather or vandalism. If you need multiple access codes — one for the homeowner, one for a housekeeper, one for a delivery driver — we set up the system so each code can be managed independently.
Intercom and Video Systems
Intercom systems let you speak with a visitor at the gate before granting access. Modern systems include video so you can see who is there. We install wired and wireless intercom units, run low-voltage cabling, and integrate video intercoms with existing Wi-Fi networks so you can answer the gate from your phone.
Telephone Entry Systems
Telephone entry is common in multi-tenant properties, apartment complexes, and gated communities. A visitor dials a unit number at the gate, which rings the resident's phone. The resident presses a key to open the gate remotely. We program directories, add and remove tenants, and replace aging telephone entry panels with modern units that support both landline and cellular connections.
Card Readers and Proximity Devices
Key card and proximity fob systems are standard on commercial properties and increasingly popular in residential communities. We install HID, AWID, and other industry-standard card readers, program access credentials, and integrate readers with existing gate operators. If your card reader is not recognizing credentials, we troubleshoot the reader, wiring, and controller to find the fault.
Emergency Gate Service
Gate failures do not always happen during business hours. When they do happen, the consequences can be serious.
Gate Stuck Open — Security Risk
An open gate provides unrestricted access to your property. This is especially concerning overnight or when the property is unoccupied. We respond to stuck-open calls as a priority because every hour the gate is open is an hour your property is exposed. In most cases, we can get the gate closed and secured within the first visit, then schedule a full repair if additional parts are needed.
Gate Stuck Closed — Trapped Vehicles
A gate that will not open can trap vehicles inside a parking structure or behind a driveway gate. This becomes a safety issue, not just an inconvenience. Every automatic gate should have a manual release mechanism, and we can walk you through using it over the phone if you need immediate access while we are on our way.
After-Hours Response
We offer after-hours emergency gate repair for situations that cannot wait until the next business day. Call (888) 485-6995 and select the emergency service option. A technician will contact you to assess the situation and dispatch a service call. Our goal is to secure the gate and restore basic functionality as quickly as possible, with a follow-up visit for any remaining work.

We have been fixing gates across the Bay Area for over 17 years, and we back every repair with honest pricing and quality parts. No hidden fees, no pressure to replace what can be repaired, and no shortcuts on safety.
Gate Repair FAQ
Answers to the questions we hear most from Bay Area homeowners and property managers about gate repair.
Gate repair costs vary depending on the issue. Minor adjustments like sensor realignment or remote reprogramming typically start around $150 to $250. Motor replacements range from $800 to $1,800 depending on the brand and gate weight. We provide a written quote before starting any work so there are never surprises on the invoice.
The most common causes are a tripped safety sensor, a power supply issue, or a worn-out motor. Start by checking the photo eyes for obstructions and making sure the gate has power. If those check out, the issue is likely internal — a failed control board, stripped gears, or a bad limit switch. We can diagnose and repair most gate problems in a single visit.
Yes. Our technicians are trained on all major gate operator brands including DoorKing, LiftMaster, Viking, FAAC, Linear, and Apollo. We carry common replacement parts on our trucks and can source anything else within one to two business days.
Absolutely. Sagging is one of the most common gate problems we see. It is usually caused by worn hinges on swing gates or misaligned rollers and track on slide gates. We reinforce or replace the affected hardware, re-level the gate, and adjust the operator so it opens and closes smoothly without dragging.
Yes. A gate stuck open is a security risk, and a gate stuck closed can trap vehicles and block emergency access. We offer after-hours emergency gate service across the Bay Area. Call (888) 485-6995 and select the emergency option to reach a technician directly.
A straightforward motor swap typically takes two to three hours, including wiring, limit adjustment, and safety testing. If the existing mounting hardware or wiring needs updating, it may take half a day. We complete most gate motor replacements in a single visit.
