DIY Maintenance You Can Do Every 6 Months

These 10 tasks take about 15 minutes and don't require any special tools. Doing them twice a year — once in spring and once in fall — can prevent the majority of garage door breakdowns and help you avoid costly garage door repairs.

Visual Inspection (2 Minutes)

  1. Check the springs. Look at the torsion spring(s) mounted on the bar above the door. Look for rust, corrosion, or gaps between coils. Do NOT touch the springs — just look. If you spot a gap, read our guide on how to tell if your garage door spring is broken.
  2. Check the cables. Inspect the lift cables running from the bottom corners of the door up to the drums at the top. Look for fraying, kinking, or loose strands. If you see damage, call for professional repair.
  3. Check the rollers. Look at the rollers in the tracks on both sides. Nylon rollers should be smooth with no cracks. Metal rollers should roll freely without wobbling. Replace if visibly worn.
  4. Check the weatherstripping. The rubber seal along the bottom of the door should be flexible and make full contact with the floor. Cracked or brittle weatherstrip lets in drafts, water, and pests.

Lubrication (5 Minutes)

  1. Lubricate the hinges. Apply white lithium grease or silicone spray to every hinge where panels connect. One quick spray per hinge is enough.
  2. Lubricate the rollers. Spray the bearings (the center part where the roller meets the stem). For nylon rollers, spray the stem where it rotates in the hinge. Don't lubricate the track itself — that causes problems.
  3. Lubricate the springs. Spray the torsion spring coils from end to end. This reduces friction, prevents rust, and extends spring life significantly.
  4. Lubricate the lock and bearing plates. Spray the lock mechanism (if your door has one) and the bearing plates at each end of the torsion bar.

Balance Test (2 Minutes)

  1. Test the door balance. Pull the red emergency release cord to disconnect the opener. Lift the door by hand to about waist height (halfway open) and let go. A properly balanced door should stay in place, drifting no more than an inch or two. If it falls or rises on its own, the springs need professional adjustment. Re-engage the opener by pressing the wall button after testing.

Safety Feature Tests (3 Minutes)

  1. Test the auto-reverse. Place a 2x4 flat on the ground under the door. Close the door with the wall button. When the door touches the 2x4, it should reverse within 2 seconds. If it doesn't, call for repair immediately. Also test the photo-eye sensors by waving an object through the beam while the door is closing — it should reverse instantly.

  • Track alignment verification — Measured with a level and adjusted to factory specifications.
  • Opener force calibration — The close and open force settings are tested with standardized resistance measurements to ensure safety compliance.
  • Hardware torque check — Every bracket, bolt, and hinge is tightened to spec. Vibration loosens hardware over time.
